About 1 Seaport Archive

Lower Manhattan’s premier digital research repository dedicated to skyscraper structural engineering, geotechnical forensics, historic waterfront preservation, and downtown urban development.

Our Origin & Mission

When 161 Maiden Lane—originally marketed as 1 Seaport, a glittering 60-story glass luxury tower designed by Hill West Architects—halted construction after leaning three inches northward, it sparked one of the most consequential engineering and legal sagas in New York skyscraper history.

Founded by independent urban historians, architectural critics, and civil engineers, the 1 Seaport Architectural & Urban Studies Archive was established to transform the narrative of 161 Maiden Lane from speculative tabloids into an authoritative, permanent academic monograph. Over time, our editorial mandate has expanded across all 300 years of Lower Manhattan's maritime shoreline, examining the hidden geologic and structural realities that shape modern New York.

Our Research Methodology

Our architectural monographs and forensic guides adhere to the highest standards of journalistic and academic rigor. Every piece of analysis is derived from primary source documentation:

1

NYC Department of Buildings (DOB NOW) & BSA Filings

We cross-examine permits, structural audit reports, foundation excavation filings, and stop-work orders issued by municipal authorities.

2

New York Supreme Court Commercial Division Dockets

Our legal coverage traces unsealed litigation briefs, expert witness affidavits, and judicial decisions (including Pizzarotti v. FPG Maiden Lane).

3

Geotechnical & Bedrock Geological Surverys

We correlate Manhattan schist depth maps, alluvial sediment data, and soil-mixing core logs to illuminate foundation behavior.

4

Historic American Buildings Survey (HABS) & Municipal Archives

We contextualize modern towers within the historic 17th-to-19th-century Dutch and British East River maritime shoreline developments.
