The Concept

TRANSPARENCY, LIGHT, & WATER

Conceived by the renowned architecture firm Hill West Architects, 1 Seaport was engineered to maximize light reflection from the surrounding East River. The building’s crystalline exterior mirrors the changing hues of the water and sky throughout the day.

Interiors curated by AD100 designer Groves & Co. combine warm organic materials—natural stone, European oak, and bronze accents—to contrast gracefully with the cool transparency of the floor-to-ceiling glass envelope.

Announced as a crystalline glass needle on the East River, 1 Seaport was conceived to bring modern luxury to South Street Seaport. Designed by Hill West Architects with AD100 Russell Groves interiors, the design garnered widespread acclaim in The New York Times and Forbes.

Phase 02 • 2017–2018

The Geotechnical Study

Constructing atop Manhattan's colonial harbor landfill presented unprecedented soil challenges. The engineering team employed deep soil-grouting rather than driving pilings 150+ feet to bedrock. As the 60-story weight mounted, differential foundation settling led to a documented 3-to-8-inch northward tilt.
