The All-Glass Concept
Designed by Hill West Architects, 1 Seaport was conceived as a slender 670-foot vertical spire rising directly against the East River. Unlike the historic masonry warehouses of South Street Seaport, 1 Seaport utilizes a custom four-sided structural silicone-glazed curtain wall system.
The low-iron, high-performance acoustic glass reflects the changing tides and skyline light, providing thermal efficiency while delivering uninterrupted floor-to-ceiling panoramic views from every residence.

Interiors by Architectural Digest AD100 designer Russell Groves infuse organic warmth into the crystalline glass framework. The material palette features custom rift-cut white oak cabinetry, honed Calacatta marble slab islands, and aged bronze fixtures.
Cantilevered Balconies & The 30th Floor Sky Pool
A hallmark engineering feat of 1 Seaport is the cantilevered glass balcony structure extending past the building perimeter, creating the illusion of floating directly above the East River and New York Harbor. On the 30th floor, the building hosts a two-story cantilevered infinity-edge lap pool enclosed in frameless glass.
Geotechnical Foundations in Lower Manhattan
Lower Manhattan’s East River corridor rests upon historic 18th and 19th-century maritime landfill overlaying deep bedrock. At 161 Maiden Lane, the engineering design utilized soil-improvement ground modification (soil-mixing and jet grouting) rather than driving friction pilings down 150+ feet to solid Manhattan schist.
During superstructure construction, the differential compaction of the underlying strata produced a documented 3-to-8-inch northward tilt. This structural condition, combined with subsequent alignment compensations, has established 1 Seaport as one of the definitive modern case studies in foundation engineering, forensic structural analysis, and skyscraper stability alongside San Francisco's Millennium Tower.
